Should I be looking at the town district or the port?+
They are priced separately and they have just moved apart, which makes this a real question rather than a matter of taste. Over the year to July 2026 Ciutat d'Alcúdia fell and Port d'Alcúdia and Platja d'Alcúdia rose, by close to the same amount in opposite directions. Ciutat d'Alcúdia is the cheaper of the two per square metre, by close to a quarter. Both figures are asking prices rather than agreed sale prices.
Which parts of Alcúdia have a published price?+
All three districts the July 2026 report lists: Ciutat d'Alcúdia, Port d'Alcúdia and Platja d'Alcúdia, and Barcares, Manresa and Bonaire. Where a district has too few adverts to meet the stated sample rule it is rolled up into the geography above and drops out of the table altogether, which happens on other municipalities we cover but not on this one. These three are what the report lists, which is not the same as a list of the areas of Alcúdia.
How many people live in Alcúdia?+
22,459 at 1 January 2025 on the Censo Anual, which is the count this guide uses throughout. The padron gives 21,907 for the same date, 552 fewer. Neither is wrong; they are different operations, and a population taken from one must not be paired with a share derived from the other, because the result is a percentage nobody ever published.
How international is the municipality?+
Subtracting Spanish nationals from the Censo Anual total leaves 6,451 foreign nationals, rather more than a quarter of residents. Counted by birthplace instead, 8,361 were born outside Spain, rather more than a third. INE publishes neither total, so both figures and their labels are ours. The gap between the two measures is naturalisation, and it means the nationality count understates foreign-origin communities by design.
Do German and British buyers dominate the market here?+
Nothing in our sources answers that, because no source we hold records who buys property, only who lives here. On the resident count, Moroccan, Colombian and Italian nationals are the largest foreign groups in this municipality, with British and German counts smaller. That is entirely compatible with German and British buyers leading purchases; the two are different measurements and only one of them is published.
Is there a train to Alcúdia?+
No. Alcúdia appears on none of the T1, T2 or T3 stop lists the Balearic transport authority publishes. The T2 line ends at sa Pobla, and sa Pobla is a different municipality with its own station and its own service; being at the end of that line says nothing about this municipality. There is no station here and no service, and we publish no distances or journey times.
What is the weather like in Alcúdia?+
We do not publish figures for it, and that is deliberate. The principal-stations normals publication for 1981 to 2010 lists four entries under Illes Balears and none of them is in this municipality. AEMET does operate observing stations elsewhere on this part of Mallorca, but those publish current conditions rather than long-run averages. Giving Alcúdia the Palma table instead would be presenting a record AEMET names for Palma as this municipality's.
Can you take a ferry from Alcúdia?+
Trasmapi publishes a crossing between Alcúdia and Ciutadella on Menorca, printing the town's name without its accent. That is the route the operator lists; we publish no frequencies, timetables or crossing times, because operators change them more often than a guide can track. For mainland crossings the routes our sources name are Mallorca services rather than Alcúdia ones.
What are the costs of buying property in Alcúdia?+
When buying property in Alcúdia, budget for property transfer tax (ITP) of 8% up to 400.000 € (9% up to 600.000 €, 10% up to 1.000.000 €, 12% up to 3.000.000 €, 13% above that, each band taxed at its own rate, as with income tax), plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Illes Balears rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Alcúdia?+
Annual property ownership costs in Alcúdia include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Alcúdia within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Alcúdia?+
When selling property in Alcúdia, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Illes Balears as anywhere in Spain. Plusvalia municipal is set by the town hall of Alcúdia and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Alcúdia no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
